How they move together
Deposit APYs and mortgage rates rise and fall together because both track the Federal Reserve's policy rate. The chart shows it plainly: in 2020–2021 the 30-year fixed hit an all-time low of 2.67% while savings APYs fell to near zero; through 2022–2023 both climbed sharply, the mortgage peaking at 7.79% in 2023; and both have eased since. The gap between them — what a bank earns lending versus what it pays savers — is where the rate market's pressure shows up first.
