These are averages of real locked rates across roughly a third of the US mortgage market — not advertised teaser rates — so they are a realistic anchor for the quote you should expect today, whether you're buying or refinancing.

How to read this table
Most rate tables show advertised rates — a lender's best-case quote, often with points, a 780 credit score and 40% equity baked in. The averages above are computed from rates borrowers actually locked, so they run closer to what you'll really be offered. Purchase quotes track these averages closely — a strong-credit, big-down-payment borrower can come in below them, while cash-out refinances can price slightly above because of agency loan-level pricing adjustments. If a quote is more than about a quarter point above the average for your loan type without an obvious reason, get a second quote.

How to use these numbers
If you're shopping for a home, the table is your negotiating anchor: with the 30-year average at 6.65%, any quote within a few basis points of it is in market range, and quotes well above it deserve a second opinion. Check the loan type that actually fits your situation — FHA and VA averages routinely run below conforming, and eligibility matters more than a headline number. Loan term is the other lever: the 15-year averages 5.95%, 70 basis points below the 30-year, trading a higher payment for much less lifetime interest. And if you hold a rate from the recent highs, the refinance break-even arithmetic still applies: divide the cost of refinancing by the monthly saving, and if you'll keep the loan longer than that many months, it pays for itself.

About these numbers
The national averages are the Optimal Blue Mortgage Market Indices — daily averages of the note rate on mortgages locked through Optimal Blue's platform, which handles roughly a third of US mortgage locks — as published by FRED. They cover all lock purposes, purchase and refinance, and carry the date of their latest observation (published the next business day). Partner rates are scraped daily from each lender's own public rate page and are shown only when the lender actually posts a number — never estimated. Full provenance on the methodology page.
