Rates were essentially flat to start the week, with the 10-year Treasury yield little changed and no major economic data on the calendar. The next real test comes Wednesday with the June PCE print.

For a borrower financing $400,000, the difference between this month's high and today's rate is about $28 a month — real money over thirty years, but not a reason to rush a decision that should turn on the house and the household.

Demand is still rotating away from refinancing: RateZip's Mortgage Demand Index shows home-equity interest at its highest share since 2023.
