If you decide to work with one of our participating lenders, the lender may require an application fee to pay for the costs of an appraisal, credit report or other items. The fee you may be required to pay is determined by the lender. The loan documents will state whether or not fees paid are refundable.
Variable Interest Rate Disclosure
The Loan Interest and Protection Law of Pennsylvania, which applies to loans of $50,000 or less, requires lenders offering a mortgage with a variable interest rate to offer a mortgage with a rate that will not change as well. The fixed interest rate mortgage must have terms and a rate that are reasonably competitive. On variable interest loans, the lender will explain to you how the interest rate can change in the future, the effect of changes in the index on the rate and term, and an explanation of the index.

The information in this disclosure is provided to clarify the nature of our relationship, my duties to you, and how I am to be compensated as a Residential Mortgage Loan Originator. This disclosure is a requirement of the Texas Mortgage Broker License Act. Since I am working for Peklava LLC, references to "we" or "us" refer to me and Peklava LLC.
Duties and Nature of Relationship
We will be acting as follows: We will submit your loan request to a participating Lender which we may from time to time contract upon such terms as you may request or a Lender may require. In connection with this mortgage loan, we are acting as an independent contractor and not as your agent. We will enter into separate independent contractor agreements with various Lenders. While we will seek to assist you in meeting your financial needs, we do not distribute the products of all lenders or investors in the market and cannot guarantee the lowest or best terms available in the market.
How Peklava LLC will be compensated
Peklava LLC does not charge a fee to interested borrowers. Peklava LLC is compensated by the lender for services provided by Peklava LLC. Fees are paid by the lender.

You are not required to use Peklava LLC's computerized loan request services to obtain a residential mortgage loan. Peklava LLC’s computerized loan request system may not list the full selection of loans available as offered by Lenders. Different terms and rates may be available from others not listed on the system.
If your loan request is forwarded to one or more participating Lenders you may receive from the Lenders an initial disclosure statement required under the TILA and a good faith estimate of settlement costs under RESPA.
An interest rate quoted in connection with the loan you select is subject to change without notice unless and until an interest rate lock-in agreement has been made between you and the lender. Peklava LLC does not offer lock-in agreements and does not guarantee any rate of interest quoted by participating Lenders. If you enter a lock-in agreement with the a participating Lender and are required to pay a lock-in fee, the terms and conditions under which the lock-in fee may be refunded, if any, will be set by the Lender. The Lender has an obligation to send written confirmation to you of the terms of the lock-in agreement in three (3) business days, including Saturdays, through first class mail.
Peklava LLC will not collect any fees from you in connection with your completion of a loan request. All fees will be collected from and payable by the Lender. If the Lender is licensed under the Mortgage Broker Practices Act, the fees paid by you for third-party provider services (such as an appraisal or credit report), may be held in a trust account and any moneys remaining after the payment to third-party providers will be refunded to you.
If you are unable to obtain a loan for any reason, the Lender, if licensed under the Mortgage Broker Practices Act, will, within five (5) days of a written request by you, give copies to you of any appraisal, title report, or credit report paid for by you, and transmit the original appraisal, title report, or credit report to any other mortgage broker or lender to whom you direct. Transmission of these reports includes the right to use these reports. You are also entitled to receive a copy of any appraisal paid for by you, pursuant to the federal Equal Credit Opportunity Act.
Washington state law against discrimination prohibits discrimination in credit transactions because of race, creed, color, national origin, sex or marital status. The Washington State Human Rights Commission administers compliance with this law.
