Home Star Program

This Home Star Program is offered by the South-East Texas Housing Finance Corporation (SETH). As much as 4% of the mortgage amount of a borrower is offered as a grant.

Applicants must be able to contribute at least 0.5% of the mortgage amount from their own assets. If the applicant has a credit score of 660 or higher, their maximum allowed debt-to-income (DTI) ratio is 50%, but if their credit score is lower than 660, their maximum allowed DTI is 45%.

In order to qualify, the applicant has to complete approved SETH Homebuyer Education and fall within specified income limits.

In order for the property to qualify, it must be used as a primary residence, be located in Texas (but not in El Paso, Grand Prairie, McKinney, or Travis County), and must fall within specified sales price limits (as of 2020, $250,200 for FHA, VA, or USDA mortgages and $320,400 for conventional mortgages).
