How HELOC rates are set

Nearly every HELOC in the U.S. prices off the same benchmark: the Wall Street Journal Prime Rate. Lenders quote your line as Prime plus or minus a margin, and that margin - not the benchmark - is where your rate is actually decided. Three inputs move it most: your credit band, how much equity stays in the home after the line (combined loan-to-value), and the size of the line itself.

That is why the table above is organized by credit band rather than by lender slogan. The band rows show the margin range we observe for borrowers at 70% combined loan-to-value or below; the lender rows, where present, are rates those lenders publish. Your exact quote can land inside, or occasionally outside, the band - underwriting sees your full file, this page does not.

How are the rates on this page calculated?

The credit-band rows are estimates anchored to the Wall Street Journal Prime Rate plus a margin range we observe for each credit band, assuming a combined loan-to-value of 70% or less. They are not offers. Lender-posted rows, where shown, are rates those lenders publish publicly.

Will checking rates here affect my credit?

What is the difference between a HELOC and a home equity loan?

A HELOC is a revolving line of credit with a variable rate that moves with Prime - you draw what you need during the draw period and pay interest on what you use. A home equity loan is a one-time lump sum at a fixed rate with fixed monthly payments. The table on this page focuses on HELOC pricing; matched lenders can quote both.

Why does the Prime Rate matter for HELOC pricing?

Most HELOCs price as Prime plus or minus a margin set by the lender based on your credit, equity, and the line size. When the Federal Reserve moves short-term rates, Prime typically follows, and variable HELOC rates adjust with it.

How much can I borrow against my home?

Most lenders in our network lend up to roughly 80% of your home’s value combined across your existing mortgage and the new line. For example, on a $400,000 home with a $250,000 balance, 80% combined is $320,000, leaving about $70,000 of borrowable equity.

What credit do I need?

Stronger credit generally earns a smaller margin over Prime, which is why the table is organized by credit band. You can request a home-equity quote with fair or poor credit. Lender availability, eligibility, and terms depend on your full application, property, and location; approval is not guaranteed.

Are these rates guaranteed?

No. Estimate rows are ranges, not offers, and your exact rate depends on your credit, income, property, and the lender’s underwriting. The only rate that counts is the one a lender quotes you after reviewing your details.
